Rental subsidy in Colombia: requirements and how to apply

The end of the month arrives, and the rent bill appears again, punctual as always, taking a cut that many families no longer know how to get. If you pay rent in Colombia and feel like every peso meant for your own home is evaporating in that monthly payment, there is government assistance and support from social welfare funds that few people are aware of.

He rental subsidy It's a monthly financial support payment that covers part of your rent. It doesn't give you the house for free; it eases the burden while you save, get organized, or wait for a better time. Depending on the situation, it's provided by family compensation funds and some district housing departments. What is the rental subsidy and what is it for?

It's a sum of money that an organization transfers to your household each month to help you pay your rent. The underlying idea isn't that you rent forever: in most programs, this relief is tied to you saving at the same time, with the goal of buying a home later on.

Think of it this way. If your rent is one million pesos and the subsidy covers part of it, the money that used to go entirely to rent is now divided: the subsidy covers a portion, and you can put the difference you save on your rent. It's a bridge, not a destination.

Who provides the rental subsidy in Colombia?

Here comes the part that confuses families the most, because there isn't just one way. The subsidy comes mainly from two types of entities:

• Family compensation funds. If you are affiliated with a social security fund such as Compensar, Colsubsidio, Cafam, or Comfama, that fund may have its own rental subsidy program for its members. Each fund sets its income brackets, rent limits, and application periods, and these rules are not the same for all funds.
• District or municipal habitat secretariats. Bogotá, for example, manages programs through the District Secretariat of Housing, with its own calls for proposals and funding amounts that change each year. Other cities have different systems or, sometimes, none at all.

That's why the most important thing in this article is that the exact amount, deadlines, and even requirements depend on your specific health insurance provider and your city. What applies to a Compensar member in Bogotá doesn't necessarily apply to someone in Medellín with Comfama. Below, we'll tell you how to confirm this without paying for a process that is free.

How much money does the rental subsidy provide?

It varies considerably. To give you a reference with publicly available figures: in Bogotá, the "Savings for My Home" program of the District Housing Secretariat has projected a total value of up to 1,440,000 COP by 2026, distributed in twelve monthly installments of up to 1,440,000 COP each, according to the Secretariat itself. In the case of family compensation funds, several publications in the sector place the maximum at around 601,300 COP of a monthly minimum wage, without exceeding a certain percentage of the rent agreed upon in the contract.

Take these numbers as a guide, not a promise. Application periods open and close, values are updated annually, and each organization sets its own conditions. Before calculating a fixed amount in your head, confirm it through the official channels of your housing agency or department. If a figure isn't confirmed by the organization, don't take it as fact.

What are the typical requirements for admission?

Although each program has its own fine print, there are conditions that are almost always repeated:

• Be of legal age and be listed as head of household in the application.
• Having household income within the ranges set by the entity (in Bogotá, for example, limits linked to minimum wages have been used for 2025 and 2026).
• That no member of the household owns a home in the country.
• Not having previously received a subsidy that disqualifies you, nor having sanctions for previous processes.
• Have a valid lease agreement, in accordance with Law 820 of 2003.
• Being affiliated with the fund, when the subsidy is provided by a compensation fund.

In addition to these requirements, you will need supporting documentation: copies of the ID cards of all adults in the household, proof of income (employment or self-employment), and the lease agreement. The specific list will be provided by the agency when they open their application period.

How do I apply for the rental subsidy step by step?

The general process looks like this, although the names of the forms change depending on who is providing the aid:

1. Identify who can give it to you. First, check if your compensation fund has an active program. If you live in a city with a housing department, also check their calls for applications.
2. Confirm that you meet the requirements. Income, property, affiliation, contract. It's better to rule things out early than to get your hopes up halfway.
3. I gathered the documents. ID cards, income certification and current lease agreement, ready and legible.
4. Apply through the official channel. In Bogotá, registration is done through the website of the District Secretariat of Housing, which states that this is the only channel and that the process is free. At the payment centers, registration is done through their online portals or service points.
5. Follow up. The application periods have opening and closing dates, and the awarding of positions is not immediate. Keep your application documents and check the results when the agency publishes them.

One important warning to reiterate: these procedures are free. If someone offers to "speed up" or "guarantee" your subsidy in exchange for money, be suspicious. The agencies themselves clarify that no one is authorized to process or allocate subsidies in exchange for money or favors.

How does it differ from a home purchase subsidy?

This is the most frequent question we receive, and it's worth clarifying. The rental subsidy helps you pay your rent each month while you continue living in a rental property. The purchase subsidy, on the other hand, is a sum of money applied when you buy your home, to reduce what you pay for it.

These are different tools, and sometimes they're linked: many rental programs require you to save precisely so you can later make the leap to buying. It's important to understand that the landscape of national purchase subsidies changes from year to year.
