It's not a loan, it doesn't need to be repaid, and it can be combined with other government support programs to further reduce your out-of-pocket expenses.
What is the housing subsidy from a compensation fund?
It's a portion of the Family Housing Subsidy administered by family compensation funds—Comfama, Colsubsidio, Compensar, Cafam, Comfenalco, and others—for their members. The money is contributed by the companies themselves through parafiscal contributions, and the fund distributes it to the affiliated workers who need it most.
Unlike a loan, this subsidy doesn't accrue interest or have monthly payments: it's money that's deducted from the final price of your home. That's why it's worth understanding it well, because for a working family it can be the difference between continuing to pay rent and starting to pay for their own home.
Who can apply for the housing subsidy from the compensation fund?
The exact conditions are set by each fund according to its current rules, but there's a profile that's common to almost all of them. Generally, you can apply if:
- You are affiliated with a compensation fund as an employee or, in some cases, as an independent affiliate.
- Your family income is within the limit that the fund defines for social housing, usually low-income households.
- You are not the owner from another residence in the country.
- You haven't received it before. a housing subsidy from the State or another fund.
- You have prior savings or an approved loan. to complete the value of the property.
Since income limits and quotas change every year, your local health insurance provider will give you the exact amount. Before getting your hopes up about a specific amount, confirm with them which membership category you fall into, because that determines how much you can receive.

How to apply step by step?
You complete the process directly with your savings bank, without intermediaries and without paying anything to apply. These are the steps that almost all of them follow:
- Verify your membership. Make sure you are active at the checkout and ask for the housing subsidy line or office.
- I gathered the documents. They usually ask for identity documents of household members, proof of income, and a letter of credit or available savings.
- Apply through the call for applications. The banks open slots on specific dates; you have to submit your application within that period.
- Wait for the rating. The bank assesses your household based on income, savings, and family responsibilities, and publishes the results.
- Apply for the subsidy. If you are selected, the amount is transferred at the time of purchase or credit disbursement.

Yes, and that's the key to saving the most money. Each subsidy covers a portion, and together they significantly reduce what you have to finance.
To qualify for the state-funded program, your Sisbén classification is usually the starting point. Check which one. How to apply for a housing subsidy through a compensation fund
If you're affiliated with a family allowance fund, you may be eligible for a subsidy to buy or build a home. Each fund has its own process, but the general requirements are similar. This table will help you get your bearings before you begin.

Yes, in several pension funds, provided you are registered as self-employed and up-to-date with your contributions. Confirm with your pension fund which membership type allows you to apply for the housing subsidy.

It depends on the application process and the available slots. Some placements are filled within a few weeks, while others take several months. The organization will inform you of the timelines for each process when you apply.
Do I have to pay someone to handle it for me?
No. Applying is free and you do it yourself at your local office. If someone asks you for money to "guarantee" you the subsidy, it's a scam: no official process charges for applying.
