In Antioquia, the organization that helps you get your own home is called Comfama, and its subsidy is not limited to buying a new apartment: it also helps you build on your own lot, improve the house you already live in, or pay rent in the meantime. What is the Comfama housing subsidy and who is eligible?

It's a cash contribution that the compensation fund provides to affiliated households to buy, build, improve, or pay the rent on their social housing. It's non-repayable. It comes from the parafiscal contributions made by your employer—or by you, if you're a self-employed affiliate—so it's not a favor: it's a benefit you're entitled to if you meet the requirements.

One fact that sets it apart from the other boxes: Comfama is the compensation fund of Antioquia. It covers members in Medellín, the rest of the Aburrá Valley, and the department's subregions. If your family lives and works in Antioquia, this is the pension fund that applies to you; if you are in Bogotá, Cundinamarca, or another region, the mechanism is similar, but the fund and the amounts are different. What are the requirements to apply for the Comfama housing subsidy?

Comfama and national regulations require these conditions from the applicant household:

  • Be Comfama member as a contributing worker, pensioner who contributes the 2% on their monthly pension, or independent affiliate who contributes the 2% on their income.
  • That they household income does not exceed four current legal monthly minimum wages For home purchases; the contribution is higher the lower the household income.
  • That no one in the household owns or possesses a home within the national territory, when it comes to purchasing.
  • That no member has previously received a family housing subsidy.
  • Form a household (spouses, permanent partners or relatives) or apply as a single-person household.

This income threshold intersects with the membership category. The Superintendency of Family Subsidies defines it as follows, verbatim: «"Category A. Up to two current legal monthly minimum wages. Category B. More than two and up to four current legal monthly minimum wages. Category C. More than four current legal monthly minimum wages."» In practice, households in categories A and B are the ones that qualify for the housing subsidy; those in category C are excluded from the income cap.

How much is the subsidy and what options does Comfama offer?

Here's what sets Comfama apart from the common belief that it "only works for new housing": it offers several options, including building on your own lot, which is very common in the subregions of Antioquia. The loan amount depends on your income bracket and the type of project, and it complements the national subsidy. These are the different types of loans, all in one place:

Common mistakes when applying for the Comfama housing subsidy

  • Believing that it only covers new housing: Comfama also subsidizes used homes, home improvements, and construction on one's own land. Many families dismiss options that would have worked for them simply because they didn't ask.
  • Requesting construction on one's own land without the land being properly registered: The household must own the land and have all the necessary paperwork in order. Without that, this option cannot be implemented.
  • Applying with overdue membership: If your contributions are not up to date or your membership is very recent, the system will reject you. This requirement must be fulfilled in advance, before submitting your application.

How to apply for the Comfama housing subsidy step by step?

To apply, first validate your membership and choose the modality, and then submit the form and documents through the official Comfama channel for review and allocation. Having a clear order avoids the back-and-forth of paperwork that causes many families to give up.

The route, in order:

  1. Verify your membership and that contributions are up to date at Comfama.
  2. I chose the option depending on what you're going to do: buy new, buy used, build on your lot, improve the one you have, or cover the rent in the meantime.
  3. I gathered the documents: Identity of the adults in the household, current employment or income certification, credit support, contract or ownership of the lot according to the modality, and proof of your own resources (savings or severance pay).
  4. Submit the form and documentation through Comfama's official channels: their offices, mail, or website.
  5. Wait for the study and the allocation and check the result through the same channel.
