It's a home loan where BBVA finances a significant portion of the property's value and uses the property itself as collateral. With it, you can buy a new or used house or apartment, build on your own lot, or remodel. They also offer residential leasing, which works similarly but with a rent-to-own option.
The underlying logic is the same as any bank: as long as you're paying, you live in the house and it's yours; the guarantee only kicks in if you default. How much does BBVA lend and for what term?
Like all banks regulated in Colombia, BBVA does not finance 100% of the property value. Depending on the loan type, it typically lends up to 70% of the property value for homes that are not social housing and up to 80% for social housing (VIS). The remainder is your down payment. Typical terms range from 5 to 20 years, and you can choose a fixed interest rate in pesos or UVR (Real Value Unit).

- Look only at the fee and not the rate: A low monthly payment over a 20-year term can end up being extremely expensive in interest. Look at the annual percentage rate (APR), not just the monthly payment.
- Arriving with a dirty history: Recent negative reports or high debt will lower your approval rate. Get your credit history in order a few months before applying.
