Young Owners: what happened to the program and what exists today

If you are looking Young Owners Because you were told there's a government program for people your age to buy a house, the first thing we have to tell you is uncomfortable but it saves you weeks: that name comes from an advertisement by the Ministry of Housing of May 2021 And today there is no open call for applications with that title. What is currently available is a line of credit from the National Savings Fund called FNA Generation. Here's what's left and what the actual conditions will be at the window.

What is Young Owners and does it still exist?

Young Homeowners was a program announced by the Ministry of Housing on May 18, 2021 so that people between 18 and 28 years old could buy new homes. There is no longer an open call for applications under that name. The youth loan program that is still active is managed by the FNA and is called Generación FNA.

The original announcement is still posted in the press room of Ministry of Housing. There you have it, what it promised: preferential rates through the FNA, financing of up to 90% of the property value, and government-subsidized guarantees for seven years for young people with incomes below two minimum wages. And it also makes clear something that almost no blog mentions: the article is dated 2021 and was last modified that same day.

Just because a program no longer appears under its original name doesn't mean the help has disappeared; it simply means it's been redirected. And knowing which direction to take is the difference between scheduling an appointment where the program is actually available and wasting weeks searching for a form that no one will ever give you.

What is the name of the housing loan for young people today?

Is called FNA Generation. The National Savings Fund defines it on its own website as a specialized credit line for young Colombians between 18 and 28 years old, with special benefits for buying their own home. That's the page you should read, and it's located at [website address missing]. fna.gov.co.

The FNA is not a private bank: it's a state-owned entity that has been converting severance pay and savings into housing for over 55 years. And if you've never had a formal employment contract, the Fund evaluates your savings discipline, not just your employment history. If you're not yet a member, we explain that initial step in our guide. FNA housing loan.

What requirements does the FNA have for the youth loan?

There are three, and the FNA publishes them verbatim. Being affiliated with the Fund, whether by severance pay or by Contractual Voluntary Savings (AVC). To have between 18 and 28 years old, With the clarification that when applying for the loan, terms of up to 28 years and 364 days are accepted. And the line of credit applies to both mortgage loans and... residential leasing.

Here's the detail that almost no one publishes and that could define your case: Age is measured at two different times.. To reside there, you must be under 29 years old, and the FNA adds that at the time of disbursement You must be under 30. This means the process can take some time without you being disqualified for turning 30 halfway through. If you're close to the age limit, that's what you should ask before starting.

The application can be made individually, jointly, or with a non-affiliated co-signer, as long as both meet the age requirement. And before the appointment, it's a good idea to know how much you can borrow: that's what our guide is for. borrowing capacity.

How much does it finance and at what rate?

The FNA announces that FNA Generation finances up to 90% of the commercial value of the property, which leaves a 10% down payment. The rate is not a fixed number: the entity gives 50 basis points lower than the current billboard rate, which is the one the Fund publishes and updates. In its Bulletin of April 16, 2026 He spoke about rates from the 8.5% annual effective for this segment.

Regarding the term and type of housing: amortization in UVR from 5 to 30 years or in weights from 5 to 20 years, and applies to housing VIP, VIS or Non-VIS, new or used. That last part matters, because the 2021 program only mentioned new social housing.

That 10% is still money that needs to be raised: how it's calculated and where it can come from is explained in the guide. down payment to buy a home.

Is there anything better than 90% if your property is VIS or VIP?

That may be so, and it's the part that those who come looking only for the old name miss the most. On their page of preferential rate The FNA is publishing three alternatives today: UVR+0% for new housing of priority interest, UVR+4,5% for members with incomes up to two minimum wages who purchase new VIS, and LTV to 100%, which finances up to 100% of a new or used VIS or VIP home, subject to the conditions of the line and the ability to pay.

Read it carefully: if your home is classified as VIS or VIP, there's a line of credit from the same fund that offers more financing than the FNA Generation 90%. None of them are automatic, and each has its own conditions, so ask about all three at the same appointment. If you're also interested in the government subsidy, check the... Mi Casa Ya requirements.

Common mistakes when searching for young homeowners

  • Look for the 2021 program form instead of joining the FNA, which is the actual entry requirement.
  • Assume that the 6.8% rate in the ad is still valid: the one that applies is the one that the Fund publishes on the bulletin board on the day you file.
  • Staying on the 90% youth line without asking about financing to 100% for VIS and VIP housing.

What if someone offers to enroll you in Young Owners?

Don't pay him. There's no registration for Young Property Owners, no form you buy, and no agent who puts you on a list. What exists is an FNA membership that you create yourself, either online or at a service point with your ID.

The 2021 statement already made it perfectly clear: no intermediaries are needed, and there's no need to pay for forms. Five years later, it remains just as relevant, because an old name is the perfect bait to charge for a free procedure. If you want to recognize the pattern, we wrote a guide about the subsidy scams.

A loan opens the door; decent housing is what sustains it.

At Hepacom, we work with families in Itagüí and the Aburrá Valley, and we see the same thing often: the loan is just the first step. Then come the utilities, the finishing touches, the roof repairs, the deed that was never done. A youth loan is a good tool, and yet the right to decent housing in Colombia It doesn't end when you get the keys. If you're just starting out, the easiest way is to sign up, save steadily, calculate how much you can really afford, and only then look for a home.
