Common mistakes when applying for a mortgage
- Assuming they finance the entire house: It's never 100%. If you don't have the initial payment ready (20% or 30% depending on the type of housing), the loan won't start even if it's approved.
- Choosing UVR just because the down payment looks lower: In UVR loans, the debt is adjusted for inflation, and the monthly payment can increase. It's a risky decision, not a trick to pay less.
- Signing a purchase agreement before receiving approval: If the loan doesn't come through or is for less than you need, you're stuck with a date and money you don't have. Get the approval letter first, then the promise.

Can a loan be combined with a housing subsidy?

Mi Casa Ya requirements or those of the compensation fund to which you are affiliated.

Frequently Asked Questions
Does Bancolombia finance 100% of the mortgage?
No. According to their official information, they finance up to 80.1% of the market value for social housing (VIS) and up to 70.1% for non-social housing (No VIS). The difference is provided by the buyer as a down payment, and that's where a housing subsidy can come in.
How long does loan approval take?
The approval letter is valid for 36 months, provided your financial and debt conditions remain the same as when the assessment was conducted. This gives you ample time to search for a home without feeling rushed.
Is it better to request it in pesos or in UVR?
It depends on your risk tolerance. In pesos, the monthly payment is stable and the term goes up to 20 years; with UVR (inflation-indexed units), you can extend the term up to 30 years, but the debt is adjusted for inflation and the monthly payment may increase. If your budget is tight and you need predictability, the peso option is the most secure.
Can I apply if I'm self-employed?
Yes. The bank assesses your ability to pay and the stability of your income, not the type of contract. As a self-employed individual, you'll need to provide proof of income with statements and tax returns, so it's best to have that information organized before starting the application process.
